modern, beautiful, and efficient

The Element proves that you don’t have to sacrifice comfort or functionality to live beautifully in a small space. With its generous modern kitchen and open living area, the Element is a home that is perfect for entertaining as well as everyday living. High ceilings and clerestory windows add to the feeling of openness and spaciousness, while a full wall of glass provides stunning views, natural light, and easy access to the outdoors. The Element’s efficient floor plan and small footprint means it works equally well on narrow urban lots and wide open vistas.

element pricing and all in costs

Building a new home is an exciting endeavor and we’ve used our extensive experience to assist you in budgeting for your future project. We are here to help you along on every step of this great adventure you’re about to take and to make sure we’re building a home that’s just right for you. The estimates provided below are basic pricing guidelines to help you put together a conceptual budget for your Blu home. There may be additional costs (government regulated or otherwise) that we have not captured here based on the requirements of the region in which you are building and the characteristics of your site or project.

Blu Homes’ process is to provide fixed prices for its home products and fixed prices on site work for clients that choose to use BluServ Plus services. This differs greatly from traditional builders that often do not provide transparent or “full” costs, until clients are deeply into the process.

Minimum Recommended Project Budget – Element

Element Base Price 285,000 290,000 298,500 Architect-designed and pre-engineered home with cabinetry, plumbing fixtures, appliances, delivery, setting, and on-site finish work included in the price.
Foundation 41,000 34,000 36,000 Includes site clearing, excavation, backfill, and concrete work for a simple crawlspace foundation. Estimated additional costs for a full basement are shown below.
Driveway 12,000 10,000 11,000 Estimate for a 20′ x 80′ asphalt driveway with a concrete edge. Using eco-friendly (and elegant!) permeable materials like crushed stone may substantially lower this cost.
Decking 12,000 10,000 11,000 Estimate reflects durable and low maintenance composite decking on concrete pier footings, at $35psf. Smart design on flat sites eliminates railing requirements & connects the home to nature.
Utility and MEP connection costs 29,000 25,000 26,000 These are locally mandated costs associated with paying your local utility company to connect electric, gas, water, and sewer to your site, along with costs for skilled professionals to make mechanical, electrical, and plumbing connections within the home. Costs vary significantly based on location and site conditions.
General requirements 12,000 10,000 11,000 Typical costs for any homebuilder, including temporary utilities, facilities, equipment, fencing, scaffolding, and waste disposal. Note that Blu’s dramatically lower time on site reduces these costs, and waste, compared to a typical custom builder.
Site supervision 23,000 20,000 21,000 Typical site supervisory costs for any homebuilder for schedule, safety management, and quality assurance. Blu’s significantly reduced site time aims to keep these “overhead” costs at a minimum.
Interior/exterior painting 9,000 8,000 8,000 Recommended finish painting budget per your interior design (primer included in base home price) and touch ups required for exterior trim and accents with eco-friendly low-VOC products. Note: cedar-sided homes require more extensive on-site staining costs.
Consulting engineersc 12,000 10,000 11,000 Estimated costs for commonly required civil engineering, site survey, and soils reporting. These vary based on geography, with sloped sites typically requiring more extensive civil engineering. These services would be required by any local builder to complete a project on your site.
Local permitting feesc 18,000 15,000 16,000 Government-mandated permitting and local-impact fees (i.e. water and sewer tap fees, schools, roads). Costs vary by local jurisdiction.
Subtotald 453,000 432,000 449,500

Potential Additions to Project Budget – Element

Basement foundation adjustment 28,000 24,000 25,000 Full basements are more expensive to build than crawlspace foundations, but they effectively double the square footage of your home and provide lots of extra storage and future living space. Blu now provides lower level conceptual designs with each home. Estimated costs are for additional excavation, concrete, drainage, and stair costs for an 8′ basement. This does not include estimated costs to finish the basement (shown below).
Finished basement 119,000 100,000 106,000 Finished basements can increase the livable square footage of your home, reduce all-in costs per square foot, and help with appraisal values. Costs will vary based on site conditions, design, and chosen specs. Estimated costs are for a fully finished basement with one bathroom.
Sloped lot/walkout basements 115,000 97,000 102,000 Sloped lots can be stunningly beautiful and provide amazing views. However, they do come at a cost! This is a simple allowance for additional construction, design, and engineering costs for sloped lots and/or walkout basements. Sometimes costs can be lower and sometimes (like on the California coast)…a little more!
Blu design and project management 12,000 10,000 11,000 Blu offers additional design and project management services for all aspects of your project-including site-built elements, decking, and landscaping-so you can “make it your own”. Services include extra work on schematic designs, construction documents, coordination with consulting engineers and contractors, and design review. We make the often challenging homebuilding process as streamlined as possible and aim to be with you every step of the way so that you can enjoy your new home before you know it!
Garage 63,000 62,000 67,000 Blu offers a beautiful line of garage products with varied rooflines and exterior/interior finish options that blend seamlessly with your home. Prices start at $45k. Estimate includes the cost of a slab on grade foundation.
Mod-garage connector 29,000 25,000 26,000 Blu provides predesigned connectors to our garages and pod designs, which can also be a smart and practical way to add mudrooms, laundry areas, a second entrance, and additional square footage to your home.
Landscaping 12,000 10,000 11,000 Landscaping allows you to connect your home with its site and let the outdoors in. Using endless varieties and combinations of eco-friendly grasses, planters, gardening ornamentations, and inviting trellises, this is where you get to put your style into the “welcome mat” of your new home.
Well and septic 58,000 49,000 51,000 Homes in rural locations without municipal water or sewer access may require well and septic systems. Estimated costs also include third-party consultant fees for design and engineering requirements.
Site clearing 6,000 5,000 6,000 Necessary demolition and clearing of accessory structures or trees. Costs would be higher for teardowns of existing homes, although teardowns will often have lower utilities connection costs. Deconstruction and reuse can be an eco-friendly alternative to traditional demolition, and the value of salvaged materials can often offset some of these costs.
High seismic or wind/hurricane zone 12,000 10,000 11,000 Blu homes are built to withstand many seismic conditions and other adverse weather elements, but projects in high seismic or wind zones will likely incur higher government-mandated construction, design, and engineering costs.
Wildland-Urban Interface 12,000 10,000 11,000 Projects in WUI fire zones will incur additional costs for windows, sheathing, fascia/soffit, roofing, and decking. These government-mandated modifications are intended to reduce damage caused by wildfires.

b. CT, DE, MA, ME, MD, NH, NJ, NY, PA, RI, VA, VT
c. Customers often focus on hard costs when formulating their budgets, but it is important to also include soft costs to avoid unpleasant surprises! These services and fees will vary by jurisdiction but are required in order to build your home, whether with Blu or a local builder.
d. Estimate excludes sales taxes since tax rates and calculation methodologies vary by state and would be built into any local builder’s costs. Blu can provide a sales tax estimate based on the specifics of your project and your geographic location.
